New installations
We install complete building automation systems on new construction and major renovations, from panels and field devices through programming, graphics, and startup. Our own installers and programmers do the work.
Specification & plans development
We help mechanical engineers develop DD and CD controls plans and 23 09 00 and Division 25 specifications, select products, and answer RFIs during bid. How we work with engineers
Commissioning & recommissioning
We handle point-to-point checkout, functional testing, and commissioning support on our own installations. On existing buildings, we recommission systems that have drifted from their original sequences.
Controls Baseline Report
Before anything is replaced, we document what’s actually installed, including wiring, points, sequences, and network architecture. You receive a written report and as-builts that belong to you.
System analysis & consulting
We review existing systems and help plan retrofits, phasing, and budgets before anyone writes a proposal. Because we carry more than one platform, our recommendations aren’t tied to a single product line.
Legacy migrations
We migrate pneumatic, TAC Xenta, I/A Series, Andover Continuum, and LonWorks systems to current BACnet platforms, usually without rewiring the building. See how the phases work

Mechanical engineers
On plan-and-spec work, the engineer of record owns the design, and our job is to support it. We’d rather be involved before the controls specification is locked than after the RFIs start arriving.
What we help engineers with:
- DD and CD controls plans, including points lists and network riser diagrams.
- Specification development for Section 23 09 00 and Division 25.
- Sequences of operation, drafted or reviewed against the equipment actually being purchased.
- Product selection and open-protocol language that public agencies can bid competitively.
- RFI answers during bid and budget pricing at each design phase.
We carry Schneider, Johnson Controls, and Niagara, so our input isn’t written to protect a single product line.

When you carry the controls scope, you need a sub with its own installers and programmers who won’t hand the work to a third tier. Mechanical contractors bring us in for controls alone, and general contractors bring us in for mechanical and controls together under one subcontract. Because we self-perform mechanical work too, we understand the schedule pressure from your side of the job.

Owners & facility teams
Most owners call us when something isn’t working, or when the front-end is old enough that nobody wants to touch it. We start by finding out what is actually installed, and then we help you decide what to do about it in phases your capital budget can absorb.

Access control on the same platform.
Schneider Access Expert (cloud) and Security Expert (on-premises) run on the same backbone as the BAS, so cards, doors, and HVAC share one operator dashboard. We install, configure, and integrate readers, door controllers, mobile credentials, and visitor management.
HID is our primary credential platform, and both Schneider products integrate with Aiphone, Bosch, Axis, and most other access and surveillance brands.

Most buildings are a mix of vendors, and Niagara is the shared language that ties them together. We use EcoStruxure EBO when that’s the right call, Powered by Niagara when an open front-end matters, and vendor-neutral Niagara integration when the building has a little of everything.
For the record, we hold formal Tridium Niagara certification, so the recommendation follows the building rather than our credentials.

Modernize the head-end and keep the wiring.
You don’t have to rewire the building to modernize the BAS. Twisted-pair migration controllers bridge the legacy field bus to BACnet IP, so the head-end gets a new Schneider EcoStruxure or Niagara front-end while the existing field wiring keeps doing its job.
Schneider’s current platforms are backward compatible with TAC Xenta, I/A Series, and Andover Continuum, and pneumatic systems convert cleanly to DDC, so a full rip-and-replace is rarely necessary.

Most modernizations start with a Controls Baseline Report and then move through four phases. Each phase can stand alone in a capital cycle, and the building keeps running the whole time.

Controls Baseline Report
We document the existing system wire by wire and point by point, and that record becomes the foundation for every phase that follows.

Head-end
New EBO or Niagara front-end software goes in while the existing field hardware keeps running. It’s the smallest capital outlay with the biggest change in visibility.

Network controllers
Twisted-pair migration controllers bridge the legacy field bus to BACnet IP, rolled out building by building or floor by floor.

Field controllers
Zone, AHU, and VAV controllers are replaced with current hardware, and the existing wiring stays in place.

We replace sensors and actuators that are worn and leave the ones that still work.

Access the building without a VPN.
Traditional BAS remote access starts with a VPN client, an IT ticket, and a jump box someone forgot to update. We deploy Neeve instead, a zero-trust cloud platform where the front-end is a browser tab and the security posture is one your IT department will actually approve.
One subscription covers remote access, cloud hosting for the BMS server, and edge analytics for fault detection. It supports Niagara 4 natively, along with EcoStruxure Building Operation, Facility Explorer, and other Windows- or Linux-based systems.
Neeve is SOC 2 Type II and ISO 27001 certified, and we run it on our own building before we recommend it for yours.

Cultivation HVAC and controls, with both trades from one crew.
Argus manages light recipes, CO2 enrichment, vapor pressure deficit, and irrigation tied to nutrient delivery, with sensors that read transpiration loads in real time.
A grow room is a mechanical problem before it’s a controls problem. If the dehumidification or HVAC capacity is wrong, even the best controls won’t save the crop, which is why we install both trades with the same crew. Most controls integrators don’t self-perform mechanical, and most mechanical contractors don’t carry Argus certification.

Where pressure control isn’t optional.
Laboratory pressurization fails in seconds. A fume hood sash opens, a room offset drifts, or an exhaust fan trips on a faulty VFD, and the control loop has to respond before an occupant takes the next breath.
Our work includes VAV lab control, Phoenix-style venturi valves, redundant room pressure sensing, and pressure cascades across whole suites. The flagship is the LADWP Water Quality Laboratory, where active pressurization protects sample integrity under regulatory audit.

We stay with the building.
A BAS is only as good as the team running it a year after turnover, and good training and a fast response are the reasons owners keep our number.
Operator training
We train on-site and remotely, from new-user orientation through advanced modifications. Four hours of remote training come with every maintenance contract.
Client portal + ticket tracker
Every service client gets a portal with tickets, history, and building-specific how-tos. When a five-minute Loom video solves the problem, maintenance clients don’t pay for it.
Response you can plan against
We respond within two hours during business hours and by the next business day after hours, on-site or remotely.
