Ten service offices. Ten cities — Santa Barbara down to Chino, Hollywood out to Woodland Hills. One contract, one schedule, much of it running at the same time.
Southern California Gas hired Athena as the design-build general contractor to retrofit HVAC and controls across all ten service offices: Santa Barbara, Pacoima, Simi Valley, Hollywood, Pasadena, Chino, Canoga Park, Pico Rivera, Monterey Park, and Woodland Hills. (The relationship had started at a Southern California Minority Supplier Development Council conference, where SoCalGas’s supplier-diversity team invited Athena to bid. We won the contract.) Every building was occupied, every operation had to keep running, and the facilities ranged from 25 to 45 years old.

As the design-build general contractor, Athena performed all the design work and plan submissions for every facility, then self-performed the mechanical HVAC and controls. Running the program meant scoping and directing a long bench of trades: structural, mechanical, and electrical engineering, carpentry, roofing, mechanical piping, electrical, and test-and-balance.
The age of the buildings brought a complication most HVAC retrofits don’t carry. The existing systems were full of asbestos, lead, and bromide — so before any new equipment went in, Athena coordinated the abatement and remediation, inside occupied offices where it couldn’t bleed into the workday.
Ten modernized service offices, delivered without taking a single one offline.
